Set Up Property Alerts

Build a repeatable search that spots suitable new listings quickly.

In an active market the good homes go to whoever sees them first. This step builds systematic coverage: alerts on every major portal, tuned wide enough to catch mispriced and reduced listings, plus direct lines to the local agents who show homes to their mailing lists before the internet sees them.

Coverage beats cleverness

Set alerts on Rightmove, Zoopla and OnTheMarket for each shortlisted area and property type — their stock overlaps but not perfectly, and alert timing differs. Include keyword searches for features you need ('garden', 'parking') and for signals like chain-free, which affect speed as much as price.

Search above and below your band

Set the alert ceiling 5–10% above your maximum: overpriced homes that reduce into your range arrive with less competition, because their alert moment passed weeks ago. Equally, scan below your band — under-priced 'offers over' and 'guide price' listings are designed to start bidding low and can finish anywhere.

Get ahead of the portals

Ring the two or three agents dominating your target areas, introduce yourself as a proceedable buyer with an AIP, and ask to be told about suitable homes before listing. Agents love buyers who can move; some sales never reach a portal at all.

  • A listing's date history (visible on the portals) tells you how long it has really been for sale — relistings reset the counter but not the story.
