Step 1.0

Picture Your Move: Overview

See how clarity about your life, place and timing creates a stronger buying plan.

Most people start their homebuying journey by opening Rightmove. That feels like progress, but it skips the questions that actually determine whether a purchase succeeds: why you are moving, what the move needs to achieve, where you could genuinely live, and when the timing works. Phase 1 is a week or two of honest thinking that costs nothing and shapes every later decision, from the mortgage you choose to the offers you make.

Why preparation beats browsing

Buyers who define their needs before viewing homes negotiate from evidence instead of emotion. When you know your dealbreakers, a beautiful kitchen cannot distract you from a two-hour commute. When you know your timeline, an estate agent's urgency cannot rush you. Everything in this phase exists to give you that footing before any money or pressure enters the picture.

What Phase 1 produces

By the end of these seven steps you will have a written picture of your current life and finances, a ranked list of hopes for the move, an honest comparison of renting and buying for your situation, a longlist of candidate areas, and a realistic target window. Each is a small document you will reuse constantly in Phases 2 and 3.

Do it together

If you are buying with a partner, complete every exercise separately first and then compare. Disagreements about location, space or timing are cheap to resolve now and expensive to discover after an offer is accepted.

Practical tips

  • Nothing in this phase involves an estate agent, a lender or any commitment — use that freedom to be honest.
  • Keep every note dated; your answers will drift as you learn, and seeing the drift is useful.

What can go wrong

  • Skipping straight to portals is the most common first-time buyer mistake: it anchors you to homes you have not yet established you can afford or want.
  • If you and a co-buyer cannot agree on the basics in Phase 1, pausing the purchase is a better outcome than discovering it mid-transaction.
